Property and infrastructure
From an existing site to a robust zero-emission roadmap.
Cross-disciplinary programme leadership for a high-technology campus with office and laboratory space.
Starting point
Four buildings. One energy and infrastructure concept.
The mainly gas-based existing supply was to be complemented by a forward-looking overall concept for new geothermal systems and an energy centre, heating, cooling, electrical systems and building automation. This meant considering four technically different buildings, ongoing operations and phased delivery together.
A separate critical path addressed uninterrupted laboratory operations. Even during extensive changes to the energy and building systems, the facilities needed to remain reliably usable. A coordinated operating and delivery concept was developed for this.
PERCEL role
Turn specialist plans into a steerable transformation programme.
- structured the target picture and project assignment with owner, operations and specialist planners
- made three supply concepts comparable
- coordinated specialist planners, experts, authorities, funding advisers, construction companies and users
- prepared decisions on PV, geothermal energy, heat pumps, cooling, automation, transformer station and charging infrastructure
- connected budgets, approvals, construction stages, schedules and risks into one overall programme
- translated technical content for the owner, municipality and users
Robust dimensions
Existing conditions, simulation and planning kept clearly separate.
The technical figures describe documented starting values and modelled planning stages – not a completed system.
- 1.985 GWh documented site consumption in 2023
- 1,224.2 kWp simulated PV capacity
- 1.418 GWh modelled annual yield
- 667 t modelled annual CO₂ avoidance
- EUR 5.17 million planned construction cost
Result
A robust investment decision instead of isolated measures.
Options, technical connections and costs were developed to design-planning level and structured into workable construction stages. This created a robust basis for the investment decision. Following the final commercial assessment, the overall implementation was not pursued in this form.
The value of the mandate lay precisely in this clarity: the owner, operations and specialist planners received traceable priorities, documented dependencies and a shared basis for decision.
